How to use it

  1. Download the CSV and open it in your spreadsheet program.
  2. Delete the rows your property does not have and add any that are missing.
  3. Fill in the quantity and unit cost, or a total cost, from bids, invoices or a local cost guide.
  4. Enter the useful life and the remaining life. Note where each estimate came from.
  5. Use the finished list with the Percent Funded Calculator or the 30-Year Funding Projection, or import it into ReservePath.

Importing into ReservePath

The column headings are the same ones ReservePath writes when it exports an inventory, so a filled-in template imports without any mapping. In an association, open Components, choose Import/Export and upload the file. You can also paste rows straight from Excel into a study.

The Category column must match a category in your account, such as Roofing or Paving and Parking. Condition accepts excellent, good, fair, poor or failed.

Please note. This is an estimate for planning conversations, not a reserve study. Reserve studies are prepared by qualified professionals following the National Reserve Study Standards.

Frequently asked questions

What is a reserve component inventory?

It is the list of shared items an association must repair or replace, such as roofs, paving and pool equipment, with the quantity, cost, useful life and remaining life of each. It is the physical half of a reserve study.

Why are the cost and life cells blank?

Because they depend on your property and your local market. A roof in one region costs and lasts differently from the same roof in another. We do not publish made-up figures. Use bids, invoices, a local cost guide or your reserve preparer's estimates.

Can I open the template in Excel or Google Sheets?

Yes. It is a standard CSV file. Open it in Excel, Google Sheets or Numbers, fill it in, and save it as CSV again if you want to import it.

What belongs on the list?

Items that are the association's responsibility, have a limited useful life, have a remaining life you can reasonably predict, and cost more than a threshold the association sets. Routine upkeep belongs in the operating budget instead.

How do I import the template into ReservePath?

Open an association, go to Components, choose Import/Export, and upload the CSV. The column headings already match, so nothing needs mapping. Rename the example rows, delete the ones you do not have, and add your own.
