Percent funded compares the money in your reserve fund with the fully funded balance, which is the share of your components' cost that their age has already used up. Divide the reserve balance by the fully funded balance and multiply by 100. Enter both figures from your reserve study, or build the fully funded balance from a list of components.
Components
One row per component. Useful life is how long it lasts in total. Remaining life is how many years it has left.

Percent funded is the ratio of the money actually in the reserve fund to the fully funded balance, shown as a percentage. It tells you how much of the wear already used up on the shared components has been paid for in advance.
It is the total, across every component, of current replacement cost multiplied by the fraction of useful life already used. A $100,000 roof that is 5 years into a 20 year life adds $25,000 to the fully funded balance.
Not as a general rule. 100% funded is a funding goal, not a universal legal requirement. Some states set their own funding or disclosure rules, so check the law that applies to your association.
A common rule of thumb reads 0% to 30% as weak, 31% to 69% as fair and 70% or more as strong. These bands are conventions, not standards. The lower the figure, the higher the chance of a special assessment when a large project comes due.
Whenever the reserve study is prepared or updated, and at least once a year for budgeting. The figure moves with the reserve balance, replacement costs and the remaining life of each component.
Yes. It means the fund holds more than the wear to date requires. This calculator does not cap the result.
