For HOA boards and community managers
ReservePath is reserve fund software for the people who rely on a reserve study: HOA and condo boards and the managers who work with them. It shows where the reserves stand today, what is coming due, and what a change in contributions would do, in plain language. Pricing is public and you can start a trial without a card.

Most boards receive a reserve study as a long PDF, approve the recommended contribution, and do not open it again until the next one. In between, roofs age, prices rise and projects get done early or late. The plan and the property drift apart.
ReservePath turns the study into a working record. The components, their conditions and the funding plan stay current, and any board member can see where things stand without reading 60 pages.
Percent funded is the quickest measure of reserve health. ReservePath shows it for today and for each of the next 30 years, with a plain rating: Strong, Fair or Weak. Next to it is a special assessment risk rating, so the board sees the consequence as well as the number.
Want to check your figure before you sign up? Use the free Percent Funded Calculator.
Every shared component is listed with its condition, its remaining life and its replacement cost. The dashboard picks out the ones that need attention: anything in poor condition or due in the next few years. A year-by-year expenditure schedule shows which projects land in which year, so a big year does not arrive as a surprise.
What happens if the board raises contributions by 5% a year instead of 3%? What if it levies a special assessment in installments? The funding calculator redraws the 30-year balance as you move each setting, and the per-unit breakdown shows what the change means for each owner each month.
You can try the same idea free with the 30-Year Funding Projection, the Reserve Contribution Calculator and the Special Assessment Estimator.
The board summary is a short PDF made for a meeting. It gives percent funded, the funding and risk ratings, the components that need attention, the actions to consider and the next 10 years of the plan. Share it by link with owners or lenders, with an expiry date if you want one.
When your reserve preparer or manager sends a study for review, board members read it, comment and sign their approval online. The approved report is kept on record automatically, so there is never a question about which version the board adopted.
Board members and read-only viewers never use a paid seat. Every director can sign in, see the same figures and approve online. Seats are for the people who prepare, inspect and manage.
A board or manager looking after one community usually chooses Blueprint. Managers with a portfolio of communities usually move to Cornerstone.

It is software that keeps an association's list of shared components, tracks the reserve balance against what should be set aside, and projects whether planned contributions will cover future repairs and replacements.
Yes, for the study itself. A reserve study is prepared by a qualified professional, and some states require one on a set schedule. ReservePath helps a board understand its study, keep the information current between studies and plan with it. It does not replace the professional's judgment.
It compares the money in reserves with the fully funded balance, which is the wear already used up on the shared components. A common rule of thumb reads below 30% as weak and 70% or more as strong. The lower the figure, the more likely a special assessment.
No. Board members and read-only viewers are free on every plan. Seats are for the people who prepare, inspect and manage.
Yes. Invite them with the role that fits. A manager or preparer who edits studies uses a team seat. Anyone who only views or approves is free.
Your account stays readable and you can export every record, photo and document at any time.
